If you want to allow both modes, you want to set the setting "Display method for registration" to "selector" under the Checkout tab of the HikaShop configuration.
Then, you can select both the registration and guest modes in the "registration" setting down below.
Note that these settings are not available with HikaShop Starter and require either the Essential or the Business editions.

There is no setting for that.
Why would you want to limit how the customer can checkout based on the products in the cart ?
Could you explain more what you're trying to do ?

To me, it looks like you're mixing two concepts:
1. Being able to purchase with a user account, or without a user account (what we call "guest checkout").
2. Being able to purchase a product which is a one-off purchase (you buy it and it gets delivered, and that's it), or being able to purchase a subscription (with a notification sent automatically every x months).

Point 1 can be configured as I explained before.
For point 2, if you use HikaSerial Subscriptions ( www.hikashop.com/component/hikashop/prod...ikasubscription.html ) then you can sell such subscription with auto notifications, but you can also sell normal one-off products.
But whether you sell subscriptions or one-off products, the customer can still go through the checkout with a user account or as a guest.
So having a guest checkout and sell a subscription is not mutually exclusive.
